This function within ZANN COMMERCIAL BROKERAGE, Inc. is spearheaded by the company's chairman, Robert P. Zannelli with cooperation of Jason Kieschnick, Senior Broker, Client Representation, who is degreed in Finance and Real Estate.
Current and past activities include exclusive income property and land listing inventory in excess of 100 million dollars. We have been specifically involved in the formation of market brochures, pro-forma analysis, and capitalization rate analysis for clients ranging from 1/2 million dollars to 45 million dollars in sales price. Seller client profiles include Banks, Fortune 500's, Savings and Loans, Office Developers, FDIC, Marina Owners, and Apartment Owners. Buyer clients range from Institutional Investors, National NYSE Brokerage firms, Pension plans as well as local and regional Syndicated and Private Property Investors.
Our approach is the one-on-one presentation and analysis as opposed to the blanket distribution method used by many brokerage firms. We believe the matching of the parameters of acquisition and disposition with the buyer and seller is the key ingredient to a sale.
This function is critical to our clients who do not wish to own. Specialties include office, retail, warehouse, industrial and also land.
By knowing the structure of the lease, including the business terms, ZANN will give a valuable asset to our clients that will continue throughout the term of the lease. Our knowledge of a commercial lease helps our clients understand every aspect of their expenses, including rent adjustment, sub letting, interior construction, and tenant liabilities.
Land is a special category of commercial real estate with complications that a professional brokerage company like ZANN can help assist the client to define, understand, and cooperate with other professionals to complete a successful transaction. ZANN’s opinion of value and comparative analysis will help determine highest and best use as well as future value if held for investment. Land costs for development must be correct to determine what the client could construct to optimize a return.
Knowledge is power, but in commercial real estate, knowledge also minimizes risk. We have over one hundred years of combined agent and broker experience which is the cornerstone of our expertise to our clients in all commercial real estate endeavors. We wisely research all available outside resourcing based on type, price comparison, geography, demographics, and projected growth patterns.
Since 2008 we have seen the price in homes and the stock market values drop. During this same time period the prices of rural land have generally maintained their value. "land prices usually stabalize during a downturn and hold their value during financial storms," according to the Realtors Land Institute (RLI).
The Wall Street Journal has created a term for individuals seeking rural land, "Ruralpolitan". This group is looking for investments, a hedge against unpredictable 401k's, lifestyle changes, or new job prospects.
"Land is the ultimate source of wealth. As the population expands, there will be more demand for an increasingly scarce resource, so values will trend up. It's a basic economic principle," says Dr. John Baen of the University of North Texas at Denton. According to the most recent figures available from the U.S. Department of Agriculture, farm real estate values rose 8.8 percent between 2007 and 2009. Pasture land saw an increase of 6 percent during the same period.
Smart investors agree that land ownership today offers a stable, long-term source of wealth. They also recognize that not just any land purchase will produce a profit. Investors need to understand the primary profit sector of the land business - the smart investors are purchasing timber, crops, and grazing land.
As a specialized and experienced RLI brokerage firm, Stanton-Pinckard Realty can bring the best opportunities to the awareness of interested investors. "Rural land brokerage requires specialized knowledge; the kind of comprehensive education and professional synergies that the Realtors Land Institute can provide", says Bill Pinckard, a RLI member. The Realtors Land Institute (RLI), a national, professional membership organization, offers superior education through its RLI Land University and professional development programs.
